Here are the signs that tell you it’s time to seriously look at a new roof, and a few that mean “watch it” rather than “replace it now.”
The clear signs it’s time
- Age. If your asphalt roof is past 20–25 years, it’s near the end of its expected life even if it looks okay from the ground.
- Curling, cracking, or buckling shingles across the roof — not just one or two spots.
- Bald patches and granule loss. If you’re finding lots of sandy granules in your gutters, the shingles are wearing out.
- Daylight or moisture in the attic. Seeing light through the roof boards, or finding damp spots and stains up there, is a red flag.
- Repeated or spreading leaks. One leak might be a repair; multiple leaks or recurring ones usually mean the roof is giving out.
The serious one: sagging
A roofline that sags or dips is different from the others — it can point to trapped moisture, deteriorated decking, or a structural issue underneath. This one shouldn’t wait. If you notice any sagging, have it looked at promptly rather than putting it on a someday list.
Signs that mean “watch,” not “replace”
Not every imperfection means a new roof. A few missing shingles after a windstorm, a single isolated leak around a flashing point, or some moss on a shaded section are often repairable. The honest distinction is whether the problem is localized and fixable or widespread and age-related. That’s exactly the kind of call worth getting a straight second opinion on, because it’s also where some contractors push replacement when a repair would do.
